The offer of SM Apartments ELEGANCE is also aimed at the private BDSM scene and private guests: BDSMers, SM and fetish lovers, as well as leather and latex lovers who are looking for a BDSM location. With us you can escape everyday life and immerse yourself in another world. Whether for a few hours, an overnight stay, a weekend or longer stays. In Studio ELEGANCE you will find everything you need for a date à la "Fifty Shades of Grey".

Studio ELEGANCE ONLY rents out fetish locations, SM apartments and the BDSM themed rooms. Short- and / or long-term room rental with overnight accommodation is possible.

We run the studio like a "hotel".

In principle, we distance ourselves from any commercial issues raised by the tenants

such as income and appointments.

Commercial leasing of the BDSM studio to professional ladies is permitted, of course in compliance with the legal requirements and police regulations of the city of Munich.

The rooms are only rented to self-employed tenants (in accordance with ProstSchG from 01.07.2017). Services are offered and provided to the ladies exclusively in their own name and for their own account.

We are pleased that the best mistresses are guests in Studio Elegance. You are self-employed with us and you determine your own service and your time management. They personally answer your questions about their prices. Studio ELEGANCE does not arrange appointments between guests and ladies (tenants).

We don't have a reception. If you arrive later, please call (or email) preferably 1 day in advance. In the event of spontaneous changes on the day of arrival, please contact us by phone.

Check out

There is no acceptance. You can therefore leave the studio at any time. Please leave the key on the table in the apartment.

Other check-IN/OUT times are possible after consultation with the cleaning staff. In individual cases, we can also spontaneously extend the arrival/departure if we do not have a subsequent booking on the same day.

Prices are for 2 people. Additional people must be registered.

Should there still be visitors at short notice, please inform us immediately by telephone.

For overnight stays, however, we recommend only up to 2 people. (For the additional guests we have provided air mattresses)

Up to 6 people can play at the same time in the Rot und Gold apartment.

Up to 25 people can play in the VIP Lounge Elegance. In summer - including the outdoor area - up to 75 guests can celebrate on our exclusive indoor and outdoor VIP LOUNGE playground. Group prices on request.

In the ELEGANCE studio you can rent equipment for a rental fee. We take care of the daily cleaning and care of the equipment. The prices are calculated very fairly and ultimately only cover costs. This service offers you an additional option to book a room if you are interested. Of course, you can also bring your own equipment.

The prices for the equipment are given per night/day. If you want to book several nights, please let us know in advance for which night you want this equipment (i.e. which equipment exactly, e.g. latex masks or size of latex suits).

You are welcome to book extras/additional options at any time. Also on site, subject to availability.

All furniture and accessories are the property of the operator of the Elegance. It goes without saying that all items remain in the BDSM apartment. Should it happen that you accidentally take something with you along with the toys you brought with you, we ask that you inform us immediately. You can then simply send us this equipment by post. Of course we will let you know immediately if we find something from you and will send it to you. We check the apartments for completeness immediately after each rental.

The highest quality BDSM furniture, inventory and toys are made available to you in Elegance in perfect condition. We do not require a deposit trusting that you will treat the facility properly and with care. Should damage nevertheless occur, please contact us before departure. Please be honest and this is the only way to avoid misunderstandings. We will certainly find a common and fair solution. The Apartments Elegance are checked carefully after each use and any damage can be assigned to the respective rental. You are fully liable for grossly negligent damage.

Extreme cleanliness and hygiene for our guests is very important to us. High-quality BDSM furniture, inventory and toys are made available to you in Studio Elegance. Please respect the following rules so that the next visitors will have just as much pleasure in finding your and our guests this apartment in top condition at any time.

Please treat all play equipment, furniture and all inventory carefully and properly. Please put all used toys (pre-cleaned) in the designated container so that we can thoroughly clean, disinfect and seal them again.

Provided dildos and other utensils that come into contact with mucous membranes are only to be used with the condom on.

Wax games are not allowed.

NS, KV and Vomit games are only permitted in the bathroom and clinic on the tiles and a suitable film; Leftovers must of course be disposed of by you. These special games are expressly not permitted in the bathtub, shower or whirlpool. Please throw your own hygiene items such as condoms, tampons and sanitary towels into the bin provided. Disposal in the toilet is strictly prohibited. Please put used towels in the laundry tub in the bathroom.

Please put a towel under your seat, i.e. not only in the sauna and on the sun loungers but also on the furniture inside.

Please treat everything carefully and remove any visible dirt before you leave.

Please avoid moving heavy furniture to avoid scratching the parquet.

After your visit, the entire Elegance studio will be completely cleaned and all toys and furniture disinfected accordingly, and the whirlpool will be refilled with fresh water and adjusted.

CONFIRMATION: The tenant hereby confirms that he will observe the safety and hygiene rules. The corona protection measures are implemented according to the current status.

Numerous hygiene items and towels are available in the ELEGANCE studio.

We ask you to use towels, heating, water and electricity in an environmentally friendly way. We thank you in advance for your economical, appropriate behavior.

Pets in the apartments (red, gold, VIP lounge) are in principle allowed, but only after prior personal agreement, as there are additional costs for cleaning (30 euros). We ask you to let us know before your arrival.

The interior of the BDSM apartment is a "smoke-free zone". Smoking cigarettes is not permitted inside, but on the roof terrace. The lighting of candles and corresponding wax games are prohibited.

All rooms in the Elegance are equipped with smoke detectors. A first aid kit and fire extinguishers are located in the "kitchenette".

We can reserve appointments for you for up to a week.

When booking, a payment of 100% of the total price is due within one week. You can transfer this or pay directly via PayPal. As soon as the money has arrived, the appointment is then "firmly booked".

Up to 14 days before arrival: free of charge

From 2 weeks (14 days) before arrival: no more rebooking possible

A postponement of the date - due to tightened corona rules - or illness is possible. In this case, you must prove the illness by means of a medical certificate or a current corona test.

If you have to cancel your booking for any reason, the cancellation costs are based on the period from the cancellation date (receipt of cancellation by e-mail) to the start of the booking (arrival date). A cancellation must always be made in writing and based on the e-mail address through which the booking was made. The total amount corresponds to the rental fees for the booked period. Differences will of course be refunded accordingly.

Cancellation costs:

• 31 days and longer before the start of the booking: processing fee of EUR 50.00
• 30 days to 21 days before the start of the booking: 25% of the total amount
• 20 days to 14 days before the start of the booking: 50% of the total amount
• 13 days to 7 days before the start of the booking: 75% of the total amount
• 6 days to 0 days before the start of the booking: 100% of the total amount (No refund)
